JL Ventures is continuing development of a large-scale mixed-use project within Layton’s East Gate Business Park, strengthening the region’s position as a key hub for aerospace, defense, and advanced manufacturing.

Located at 3675 N Fairfield Road, the project spans more than 55 acres of land adjacent to the east gate of Hill Air Force Base. The development will include multiple buildings designed for light industrial, manufacturing, and office uses, with capacity to support several thousand jobs upon full buildout.

The first phase of the project marked a significant milestone with the completion of a 168,000-square-foot facility in January 2025. Construction is currently underway on two additional buildings totaling nearly 500,000 square feet, further accelerating momentum at the site.

Once complete, the development will deliver approximately 1 million square feet of commercial and industrial space and represents one of the largest private investments within the East Gate corridor.

The project is part of the East Gate Economic Development Area (EDA) and Layton’s East Gate Business Park, a long-term economic development initiative adopted in 2010 by the Layton City Council and Layton Urban Renewal Agency. The EDA is scheduled to remain in effect through 2035.
